How to furnish a restaurant or café in Dubai and open on time
A practical guide for owners, operators and designers: when to order, what makes furniture commercial-grade, and where the budget matters most.

To open a restaurant or café in Dubai on time, fix the layout and the FF&E schedule first, then order in this sequence: China-made furniture about 4–5 months before opening, custom pieces made to drawings about 3 months before, bespoke rugs and lighting about 2 months before, in-stock items last. Choose commercial-grade furniture with strong frames, cleanable upholstery and fire-rated fabrics and foams. Deliver after the deep clean, 1–2 weeks before opening, and keep spares.
Start from the opening date
Restaurants rarely open late because of the kitchen. They open late because the chairs are still on a truck. Work backwards from the opening date and give each group of items its own order date.
| Before opening | What happens |
|---|---|
| 20–18 weeks | Layout and seating plan approved, FF&E schedule ready. Furniture made in China ordered: about 50–60 days of production and 30 days at sea. |
| 14–12 weeks | Samples approved: fabrics, timber, metal finishes. Custom furniture ordered: about 40 days of production plus about 10 days to Dubai. |
| 8–6 weeks | Bespoke rugs and lighting ordered. Terrace furniture from stock confirmed. |
| 4–3 weeks | Delivery schedule agreed with the fit-out contractor. Storage arranged if the site is behind. |
| 2–1 weeks | Delivery, assembly and installation after the deep clean. |
| Last days | Snagging, spare chairs and fabric stored, trial service with the team. |
If the project is already late, the fastest route is a mix: in-stock contract models for the main dining room, custom pieces only where they define the concept.
Commercial-grade furniture: what to check
A restaurant chair is used by more people in a month than a dining chair at home is used in years. Residential furniture fails fast in hospitality. Before approving a model, check:
- Frames and joints. Solid hardwood or metal frames, with joints designed for daily rocking on the back legs.
- Upholstery. Fabric with a high abrasion rating (many specifiers ask for 30,000 Martindale cycles or more for restaurant seating), stain-resistant finishes and removable covers where possible.
- Fire safety. Fire-retardant fabrics and foams with certificates that meet the operator's standards and UAE Civil Defence requirements for the venue.
- Cleaning. Surfaces that survive daily wiping with commercial cleaning products. Avoid open-grain finishes on table tops.
- Table bases. Heavy, stable bases with adjustable levellers. A wobbling table is the first thing guests notice.
- Weight and stacking. Chairs light enough for staff to move, stackable where the room changes layout for events.
Get the table mix right
The table mix decides how many covers you can seat on a busy night. A flexible mix earns more than a beautiful but rigid one.
- Two-tops that join into fours. Square 70 × 70 cm tables can be pushed together for groups and separated for couples.
- Banquettes along the walls. They seat more people per metre than chairs and make the room feel full early in the evening.
- A few large tables for families and groups, which are common in the UAE.
- Bar and counter heights. Stools with a seat around 75 cm suit a bar of 105–110 cm; counter stools around 65 cm suit a 90 cm counter. Always check against the actual joinery drawings.
Terraces: furniture for the UAE climate
Terrace seating is often the most valuable space in a Dubai restaurant from October to May. Outdoor furniture must handle strong sun, heat, humidity near the coast and sand. Choose powder-coated aluminium, teak or UV-stabilised rope, quick-drying cushions, and plan shade together with the furniture. Read our guide to outdoor furniture materials for the UAE climate.
Lighting and rugs
Lighting sets the mood and the speed of the room. Warm colour temperatures around 2700–3000 K and high colour rendering (CRI 90 or above) make food and faces look right. Dimmable circuits let one room work for lunch and dinner. A lighting calculation before ordering avoids dark corners and glare.
Rugs work in lounges, private dining rooms and waiting areas. Choose wool-rich rugs that stand up to traffic and cleaning. See how bespoke rugs are made.
Where to spend and where to save
- Spend on seating. Guests touch chairs and banquettes for the whole meal. Comfort keeps them for dessert.
- Spend on lighting. It changes how the whole interior looks for relatively little money per square metre.
- Save by repeating models. One chair in two finishes costs less and is easier to replace than five different chairs.
- Save on table bases. Standard commercial bases with custom tops give a bespoke look at a contract price.
- Use in-stock models where the concept allows. They are cheaper and arrive faster.
